Why Damp Surveys Matter
A wet patch on a wall could result from rising damp, penetrating damp, condensation, leaking pipes, failed damp-proof course, or blocked drainage. Each cause requires different treatment.
Misdiagnosis is common, particularly from contractors who only offer one solution. A proper damp survey identifies the actual cause before recommending treatment.
What a Damp Survey Involves
Visual Inspection – Examining affected areas for staining patterns, tide marks, localised patches, mould growth, and external defects.
Moisture Measurement – Electronic moisture meters measure levels in walls, floors, and timbers. Skilled interpretation is crucial.
Environmental Assessment – Heating, ventilation, occupancy patterns, and building construction all influence damp causes.
Investigation – Lifting flooring, opening up areas, testing drainage, or using thermal imaging where necessary.
Understanding Damp Types
Rising Damp – Moisture from the ground rising through walls. Characterised by tide marks up to about one metre, salt deposits, and affects ground floor only. Less common than the damp-proofing industry suggests.
Penetrating Damp – Water entering through defective roofing, cracked render, failed pointing, or leaking gutters. Usually corresponds to external defects.
Condensation – Warm, moist air contacting cold surfaces. The most common damp issue, often misdiagnosed as rising damp.
Choosing a Surveyor
Choose surveyors who are independent (no treatments to sell), properly qualified (RICS), willing to investigate properly, and able to explain their findings clearly.
